Project types
Custom single-family homes — two-storey new builds and substantial renos. Foundation to finish, hands-on through every milestone, owner involvement at the right points and not the wrong ones. Recent work concentrates in Burnaby Heights, East Vancouver, and the older grid neighbourhoods of New Westminster.
Laneway homes — the detached secondary dwellings allowed on Vancouver and Burnaby lots that have an alley. Smaller scope, tighter site logistics, a different permitting path. See the laneway homes page for the specifics.
How we work with owners
The first conversation is on site, not in an office. A walk of the lot, a read of the drawings or sketches if there are any, and a rough timeline. The quote that follows itemizes what’s included, what’s excluded, what’s in the allowances and why, and where the contingency line is. A builder who can’t walk you through how they arrived at a number is winging it — we’ll always walk you through ours. What we hold ourselves to
Licensed under the BC Homeowner Protection Act and registered with BC Housing. General liability insurance to $5M. WorkSafeBC coverage in good standing on every job. New home warranty on every new build, written into the contract.
Beyond the regulatory baseline: stable subs we’ve worked with for years on the framing, electrical, plumbing, and mechanical sides. The same superintendent across the job, not rotated mid-build. Draw schedules tied to completed milestones, not calendar weeks.
